Terrible company to rent from. The house was in disgusting condition when I moved in to the property. Then when my tenancy ended they stole my deposit claiming the property had been damaged by me when the things damaged were already in that condition when I moved in. Avoid these at all cost and don’t trust the reviews that give them any more than one star.

When thinking of dealing with Lion Rock, you must consider the following first. Lion Rock is a specialist company who advertises themselves as a way for foreign investors to gain access to the UK property market, and to minimize the costs of said investors. This is clearly posted on their website. Lion Rock Properties does the absolute minimum required of them, drag their heels (we had a leak in our roof for nearly a month before they fixed it), and gas-light its tenants and blame them for everything they can. They will not interact with you in good-faith. They will drag everything out as long as possible because their job as an investment firm is to minimize their costs, not to provide safe housing. Absolutely do not rent from them.

Never ever rent a property with Lion Rock Properties - especially from Walter. He says that he’s “not the landlord and is doing it for a friend” but it’s a load of rubbish. He IS the landlord (said by my contract) and doesn’t want to take accountability for the Absolutely awful apartments and service. Apartments don’t get cleaned, landlord doesn’t respond to messages for weeks (no matter how urgent) and when you call Lion Rock Prop it’s all in Chinese. Even messaging them on WhatsApp doesn’t work because they never answer! Save yourself the trouble, please. It’s not worth it. Not a clue what all these positive reviews are, this is the most honest review you will get of this business. Avoid!!!

Moved in nearly a year ago with a newborn and 14 month old under the impression long term. Countless problems since day one. Don't speak a word of English. All contractors they send out don't speak English and don't know what they're doing. I've had an ongoing leak and it's finally come through my kitchen ceiling and lights. They refuses to send an electrician or plumber out. I got a plumber myself told me all the issues and what needs to be done. Landlords refusing to do these repairs and myself and 2 babies have been left for over a week without any water,electric and heating and ignoring all communication from myself. I have now recovered an email saying to vacate the property within a month a week after decorating the whole house throughout and having new carpets laid. Always paid my rent onte and keept the property in immaculate condition and landlords done this because he isn't willing to do the repairs needed!!! Avoid!
